What We Certify

Our core focus is ensuring that guests are promptly and clearly notified in case of a life-threatening event (e.g., fire or gas leak), and that they have safe means to exit the home.

We verify that:

  • The property is compliant with all local rental and STR regulations, with required permits in place.

  • Smoke detectors, CO detectors, and fire extinguishers are present, functional, and up to code.

  • The number and placement of safety devices meet International Residential Code (IRC) standards.

  • Every sleeping area includes a code-compliant emergency exit.

  • Hosts can confirm the status of safety devices prior to your arrival.

  • Smart locks are integrated with Safe-n-Sound to monitor access, ensuring you’re notified if someone else enters the home while you're away. 

How we certify:

Our certification process follows a “trust, but continuously verify” model. In short-term rentals, safety conditions can change rapidly—sometimes between one guest stay and the next. That’s why a one-time inspection isn’t enough. We combine cutting-edge technology, proactive host engagement, and optional guest input to maintain an up-to-date view of every certified property.

Initial Certification

Local Regulation

Every city or county has its own short-term rental rules. Where regulations and permit records are available online, we automatically check them—and continue checking regularly—to confirm ongoing compliance.

If records are not available online, hosts must upload documentation for required permits.

In cities where hosts must display physical permits inside the home, we require a photo of this display, and tag its location on the 3D floorplan where guests can flag if it’s ever missing or out of date.

Safety Devices

We use AI to generate a detailed 3D model of the property and detect the presence and placement of safety equipment.
Once devices are identified, hosts must:

  • Submit photos of each device (close-up and room context)

  • Provide images of manufacturer labels to confirm make, model, expiration, and current charge status for fire extinguishers.

  • Upload short videos showing each detector being tested through our app.

Smart Devices

For homes with connected smoke, CO, or gas detectors, we integrate directly with supported platforms to receive real-time status updates.

Security

All certified homes must have a smart lock on the main entry that can be integrated with Safe-n-Sound, either directly from the manufacture's app, or through the host’s property management system.

We require read-only access to the lock’s event data, including:

  • When the lock was operated

  • How it was accessed (keypad, physical key, thumb-turn)

  • Who accessed it (based on code assignment)

This allows us to share access logs with guests and notify you of unauthorized or unexpected entries during your stay.

For Gold and Gold+ certification, additional entry points must also be monitored:

  • Gold: Smart locks on secondary doors

  • Gold+: Smart locks or contact sensors on all exterior doors
    We support integrations with many smart alarm systems for comprehensive coverage.

Ongoing Verification

Ongoing verification is the core of our certification process. Each device in the home has an assigned confirmation schedule, based on manufacturer guidelines and industry standards. We gather this data in three ways:

System Integration (Gold)

Gold+ homes with smart devices push real-time status updates to Safe-n-Sound.
Even in these homes, we surface “Is it still there? Yes/No” buttons in the guest interface, so you can confirm whether a device is still installed in its assigned location.

Required Host Tasks

We notify hosts well in advance of any upcoming expirations or required confirmations. Through integrations with popular property management platforms, hosts can automatically assign these tasks to other personnel (e.g. cleaners, maintenance, etc.)

 

Tasks include:

  • Detector re-tests

  • Updated extinguisher photos

Guest Participation

To keep guests informed and offer transparency around in-home safety, we display detailed information for each safety device through our interactive 3D floorplan—accessible via an in-home tablet kiosk or the SnS Guest app (coming soon).

When you view a device on the floorplan during your stay, you’ll see simple prompts to confirm its presence. If a device is due for a test or visual check (e.g., a smoke detector test or a confirmation of fire extinguisher charge status), that task will appear along with the option to help verify it.

Example: If a fire extinguisher is due for a charge status check, you’ll be notified when viewing its details. You can then choose to take a quick photo using the in-home tablet or your phone (via the app) to confirm everything looks good.
